Guide · Pricing 2026
How much does a prefab cabin cost in Europe?
A complete breakdown of every cost line, from the cabin itself to delivery, the chassis, site work and permits.
The price on a cabin maker's website is rarely the price you end up paying. Delivery, the chassis, site preparation, utility connections and permits all sit outside the headline number, and together they can add a noticeable share to the budget. This guide walks through every cost line, using our own 2026 price list as a worked example, so you can plan a realistic budget before you talk to any manufacturer.
What decides the price of a prefab cabin
Four things drive most of the cost: size, level of finish, year-round performance and mobility.
- Size. Floor area is the biggest factor, but price does not grow in a straight line. Every cabin needs a bathroom, a kitchen, windows and technical installations, so smaller cabins cost more per square metre than larger ones.
- Finish. A shell you complete yourself is far cheaper than a cabin delivered ready to use, with kitchen, bathroom, appliances and lighting installed. Always check what "turnkey" really includes.
- Year-round use. Insulation in the walls, floor and roof, double-glazed windows, heating and ventilation with heat recovery are what separate a summer house from a cabin you can use in January.
- Mobility. A cabin built on a frame that mounts on a road-approved chassis can be moved later. That flexibility has a price, but it can also simplify planning in some regions.
Example: what our cabins cost in 2026
To make this concrete, here are the starting prices of the Lira collection, valid from October 2026. All prices include 23% VAT. Our cabins Lysheim, Roheim and Storheim are delivered fully finished and ready to use, with kitchen, bathroom, hot water, electrics, air conditioning for heating and cooling, and ventilation with heat recovery. The final specification is confirmed in the contract.
The costs outside the cabin price
1. Transport chassis
Lysheim, Roheim and Dampheim are built on a steel frame that mounts on a road-approved chassis. The LIFT&GO transport chassis by MH Trailers, for relocation and mobility, is an option at €6,500. Storheim stands on its own fixed chassis, included in the price.
2. Delivery and installation
Delivery is usually priced by distance. For Lysheim, Roheim and Dampheim ours is about €2 per kilometre, calculated from our production facility near Warsaw to your site, so a delivery of 1,000 km adds roughly €2,000. This includes installation: our team positions the cabin on the prepared supports, typically within one working day, explains how everything works and hands over the keys in person. For the larger Storheim, delivery is quoted individually.
If the site needs a crane or other lifting equipment, we coordinate it for you, and its cost is paid by the client. Check access to your plot early, because it can change this part of the budget.
3. Site preparation
A cabin like ours needs no permanent foundation. It rests on four stable support points, which must allow for safe and stable positioning, and the delivery vehicle needs access to the plot. Site preparation and utility infrastructure are the client's responsibility unless agreed otherwise, so budget for a local contractor. The cost depends heavily on the terrain.
4. Utility connections
Plan for an electrical connection, a water supply and a wastewater solution, either a connection to the local sewer or a holding tank. Who connects the cabin to them on site is agreed individually for each order. If the plot has no utilities at all, an off-grid setup with solar panels, a battery and gas for heating and cooking is an alternative. In our range this costs €10,000 for Lysheim and Roheim and is offered on consultation for Storheim. Water supply and wastewater must be planned separately.
5. Permits
Rules differ by country and even by municipality, and a cabin on wheels is not automatically exempt. Some fees are small, but the real cost is time. Check with your local authority before you order.
6. Options
Common extras for our cabins include a wood-burning stove, the Hitze Gatto SE with chimney (€3,000), and a Separett Tiny separating toilet instead of a flush toilet (€1,150). Roheim can also be configured as 2+2, with two extra sleeping places for children, on request. You also choose your facade from our range of charred timber finishes.
Adding a sauna
Many clients plan a sauna next to their cabin from the start. Our Dampheim is a 13 m² Finnish sauna built the same way as our cabins, with two rooms of about 6.5 m² each: the sauna room with two-level benches and a heater, and a separate washroom with a bathtub and shower. It suits about two to four people and starts at €46,400 including VAT (€37,723.58 net). Delivery is calculated the same way, at about €2 per kilometre, and the transport chassis is available as an option at €6,500. Sauna-specific details are confirmed with you and in the contract.
A worked example
Say you want a Roheim with a wood-burning stove and a transport chassis, delivered 1,200 km from Warsaw:
For every order we prepare a specification with an individual delivery and installation proposal, so the final figure is confirmed for your site.
How to compare offers fairly
- Check VAT. Some prices are shown without VAT. In Europe the difference is often 20 to 25 percent.
- Ask what is included. Kitchen, bathroom, appliances, heating, hot water and lighting should all be listed.
- Compare insulation. Ask for the thickness and material in walls, floor and roof. Ours is 100 mm of mineral wool in all three.
- Ask about warranty. We give 3 years on the structure, 3 years on electrical and plumbing, and 1 year on the exterior cladding, while appliances carry the manufacturer's warranty.
- Ask about timing. Built-to-order cabins take time. Ours typically take 16 weeks to produce, depending on the model, configuration and number of ongoing orders.
- Ask how payment works. Payments tied to progress protect you. We take 55% on signing, 25% when the frame is complete and the final 20% only after you have inspected the cabin.
The short answer
In our range, a fully finished year-round cabin of 13 to 16 m² starts at €46,900 to €55,900 including VAT, and a 30 m² family cabin at €119,000. Plan extra for delivery and the chassis if you need one. In the example above, the extras from the manufacturer alone added about 20 percent to the base price.
